Description

Looking for your own little corner of la dolce vita?  Well, it’s just around the corner.  A perfect “Lock-&-Leave” property, right-sized and well-located, walking distance to the basics, all at a price that doesn’t leave you feeling cornered!  Welcome to the house on the corner – CASA ANGOLO – your little corner of Italy awaits you!

Casa Angolo is a unique property. It’s the perfect “Lock-it & Leave-it” property, but at the same time it has a soul – sympathetically restored and beloved by its owners.  It’s a hybrid between a house in the country and a townhouse in the village.  It has everything you need to enjoy Le Marche without all the hassles and headaches of big houses, lots of land or shared walls with neighbors.

Casa Angolo is a stand-alone house found in a small hamlet in an ideal central-Marche location.  The house, of around 150 sqm. over 3 floors, is done in a manor house style, with old brick exterior and tasteful accents like arched windows and brick accents on the corners and roof line.  Interestingly, the house was featured in an extremely positive light a few years ago on the UK TV program “Your Place in the Sun”.  They confirmed what we already know – this is one great house!

Heading inside, there’s something appealing around every corner!  You pass through the double-paneled front door with arched wrought iron grate above it and immediately see the staircase, a staircase done in a beautiful local stone called pietra serena.  We turn right into the lounge.  The style is clean, light and luminous.  The original cotto floor tiles are a pleasure to behold.  There are lots of rustic touches – the beams and pianella ceiling tiles, a single wall done in old brick, the fireplace, the old tile and stone window sills, the lintels and the old-style plaster.

We transition from living room to kitchen via a section of the house that dates back to its origins.  There’s a big arched niche, done in brick, that today serves as Casa Angolo’s mini wine cellar!  It’s a nice architectural touch.  Also here, under the stairs, is a larder/pantry. The kitchen is a pleasure.  It’s quite big for a house of this size.  It, too, is bright and airy, with double aspect windows.  Six to eight people can eat at the table.  The kitchen is simple, but very well equipped, with ample counter space and fridge/freezer.

As we head upstairs, we mention two practical items – at the landing there’s a door that accesses the excellent terrace.  Then, there’s the useful utility room housing the boiler, clothes washing machine and ample storage of household items, including shelving.  We turn down a corridor and to the left is the big bathroom.  It, too, has the cotto tiles and the beams, as well as two windows through which the natural light pours in.  While the owners and their family have not had the need, if a second smaller bathroom were needed, there may be a couple of solutions to accommodate one, though we encourage you to live in the house for awhile to see how necessary it really is.  From here we proceed to the 1st bedroom.  It’s spacious and has double aspect windows.  It’s a very pleasant room.

Heading up to the 2nd floor we find two additional bedrooms – both spacious, both open and bright and both having the same rustic characteristics as the rest of the house.  The owners have, in the corner of one of these bedrooms, carved out a home office space, a great option if you need to work while enjoying your little corner of paradise.

Let’s head back outside.  Casa Angolo comes with a small plot of land in back that’s been converted to a beautiful stone terrace, ideal for dining al fresco or just kicking back and relaxing.  A real feature of the terrace is the unique “plunge pool”, perfect for cooling off from the summer sun.  The small pool is one-of-of-a-kind, made by an eccentric local artisan.  Al fresco is easy at the big wood plank table with wrought iron chairs.  The decorative olive trees, potted plants and flowers and herbs create a certain ambiance as well as a guarantee of privacy.  We adore this terrace – it’s a major feature of the property, providing the perfect outdoor space lots of townhouses lack, while at the same time being nearly maintenance free, another example of the “Lock-and-Leave” concept that’s so compelling at Casa Angolo.

When you decide to venture out, Casa Angolo is perfectly situated…you could say that everything is just around the corner!   Walk to a small specialty grocery and a friendly local bar…walk another 100m and lunch at one of the local area’s best restaurants awaits you.  In under 10 minutes you’re in two prized towns – San Ginesio and Sarnano – where you’ll find shopping, restaurants, weekly markets, year-round events, tennis & paddle courts, public pools, health facilities and local products of all kinds.  Head up into the mountains in 20 minutes, to the coast in 40 and into Umbria in 45…within 10-20 minutes you’ll find myriad hill-towns, each with it’s unique things to see, sample and sip.  Note, too, that from Casa Angolo you’re 30 minutes to the provincial capital of Macerata and about 1:15 from the Ancona and Perugia Airports.

It’s important, too, that you know that Casa Angolo sits in a small borgo, a hamlet.  There are some neighbors, but the garden is not overlooked by anyone.  All the neighboring houses are well-kept, down to the flowers in the flower pots. There’s also the fact that the house on the corner, literally sits on a corner – a 1 lane country road runs in front of the house, turning from asphalt to a white road just beyond Casa Angolo.  Traffic is is very, very low (ask the neighbors if you don’t believe us), plus the white road is ideal for strolling and immediately takes you into the heart of a forest of chestnut trees (you can roast the proceeds in the fireplace!).  This road is ideal for walking, running, mountain and eBikes and is something the owners state is a non-issue for them.

Some practical considerations are these – private parking space on the plot, water, sewers, gas and power are ALL mains/municipality supplied…heating is via a gas boiler and radiators…excellent internet service is installed at the house.  And, the owners will sell the house with many pieces of furniture left on site.

As we recount all the positives at Casa Angolo, we have to mention that the asking price is very reasonable…a finished, unattached house with a garden is virtually impossible to find at this price.

So, if you want a special house, a classic “Lock-and-Leave”, with a private terrace, at a great price, walking distance to great lunches and purveyors of bread, cheese, wine and coffee and all there is to see, sample and sip in Le Marche…look no further than the house on the corner Casa Angolo.
