Description

Monopigado is a small village in the hills of the Thermi municipality, and this two-storey house sits in a quiet, green corner of it. Built in 2003 on a 1,000 sqm plot, it offers 203 sqm of living space, 5 bedrooms and a mature garden with mountain views.

The lower level opens into a bright living and dining room with an energy-efficient fireplace and tiled floors. A separate kitchen, a guest WC and 2 independent rooms complete this level; the rooms work equally well as bedrooms, a home office or guest quarters. The main bathroom has a hydromassage bathtub and a separate shower, and a storage space under the stairs houses a filter that treats the whole-house water supply.

A wooden staircase leads to the upper floor. It includes 3 additional bedrooms, one with its own small storage room; a shower room with built-in cabinets and space for a washing machine; and a second kitchen area with a skylight, currently used as a pantry and store. A pull-down ladder gives access to an attic, currently used for storage.

The house was built to Austrian earthquake-resistant specifications and has good thermal insulation throughout. Heating is oil-fired central heating from a dedicated boiler room, supported by the fireplace. The windows are double-glazed with PVC frames and insect screens, and the entrance has a security door.

The landscaped garden covers about 850 sqm and is planted with trees, leaving room for a gazebo or a children’s play area. A large covered veranda with transparent roll-down screens extends the living space well into spring and autumn. Two sliding gates and a pedestrian gate lead into the plot, and an electric door opens to the enclosed garage, which connects through to the back garden.

A 30 sqm storage room and a second storage attic above the garage give generous space for tools, bicycles and seasonal items. Practical touches include an alarm system, frost-protected outdoor taps, gutters with leaf guards and rainwater collection, and outdoor sockets that can be switched on and off from inside. A residual building factor allows additional development, subject to obtaining the mandatory permits.

With 5 bedrooms over two levels, a garden large enough for children to play freely and a bus stop 80 metres from the gate, the house is set up for year-round family life. One of the lower-level room makes a quiet home office, Thessaloniki is within commuting distance, and weekends can be split between the garden and the beaches of Chalkidiki. Daily shopping is done in Vasilika or Thermi.
