If you invest in a vacation home, you want to do so in a well-considered way. Responding to trends in the (rental) market is of course essential here, as this can certainly affect the amount of the return and the value of the home in the event of resale.
Visiting vacation homes with three generations
National rental organizations have been noticing a growing demand for accommodations for three-generation vacations for some time now. Grandparents, children and grandchildren spending a weekend together has become a top trend. As many as one-third of Dutch people sometimes go on vacation with three generations. One of the main reasons for spending the vacation together is to strengthen the bond between the three generations. Going to the zoo together, learning archery with grandpa, baking cookies with grandma and playing games together in the evening. Vacationing together is so cozy and grandparents have plenty of time for their grandchildren. Not just to babysit, but to do all kinds of activities. Developers are capitalizing on this trend by building (also) 8 to 20-person accommodations. The occupancy rate 11 of these properties is generally high, so this type of property is often purchased by (private) investors.
Sustainable and luxury vacation rentals
Another trend is the growing demand for luxury and comfort in the vacation home with all its amenities. This applies to both the owner and the tourist. The recreation home must surpass the home situation. In a group home, that means getting away with the whole family without getting in each other’s way. Lots of space and sufficient privacy, for example in the form of a private bathroom, are therefore a plus. Wellness facilities are also in demand. People are looking for relaxation, rest and a place to regain their inner peace within the walls of the holiday home. It is therefore a good idea to turn the bathroom into a mini wellness center, complete with sauna, whirlpool and Sunshower.
Other items that are highly valued are a veranda for lots of outdoor fun, kitchen with luxury (built-in) appliances, flat-screen television with home cinema set and cozy fireplace. Consumers also consider the use of sustainable materials and energy-efficient homes increasingly important.
Renovation
Responding to trend 2 is not just for developers of new construction projects or buyers of new construction homes. In fact, the latest trend is renovating existing recreational homes. Due to current 12 market conditions, existing homes can generally be purchased a bit more sharply. This leaves a budget for making these homes completely up to date. However, it is important that this is done in the right way. It is therefore advisable to obtain information from a specialist in this field, so that the house becomes “rental-proof” in terms of layout and materials. It is also essential to choose a location where the operation and rental will be taken care of successfully. If renovated properly, it (in the right parks) ensures better rentability and value increase of the property. ‘The Best Holiday Home’ is a professional party that can actively inform and guide owners about and in the total renovation process.
